Kathleen Cook focuses her practice on the representation of clients in the area of commercial real estate. She has assisted numerous landlords and tenants and sellers and buyers on large and small matters, including leases of retail, office and industrial premises such as supermarkets, vehicle dealer showrooms and related facilities, vehicle rental facilities, restaurants (both full service and fast food), convenience stores, toy stores and tutoring centers.
Examples of some of the many sales transactions recently handled by Ms. Cook include her representation of a medical device company in the acquisition of a warehouse and office building in Ramsey, New Jersey ($3.4 million transaction); representation of a car dealer in the sale of property formerly used for a dealership in Park Ridge and Montvale, New Jersey ($1.45 million transaction) and another car dealer in the acquisition of property for a dealership in Emerson, New Jersey ($4.5 million transaction); representation of a liquor store owner in the sale of its store in Dumont, New Jersey ($3.4 million transaction); representation of a property owner in the sale of a mixed-use retail and residential complex in Park Ridge, New Jersey ($2.1 million transaction); representation of medical groups in the purchase and financing of medical offices in Fair Lawn and Hackensack, New Jersey ($600,000 and $3 million transactions); and representation of a property owner in the sale of its office building in Montvale, New Jersey ($6.075 million transaction).
Financings Ms. Cook has worked on are numerous, representing both lenders and borrowers. Recent transactions she has handled include a $2.25 million loan to finance an office building in Montvale, New Jersey and a $3.5 million loan to finance an office building in Oradell, New Jersey.
Active in several professional and community organizations, Ms. Cook is a member of the Bergen County and New Jersey Bar Associations. In addition, she is the Vice President and former President of the Board of Trustees of the Tenafly Public Library, a past Trustee of the Tenafly Educational Foundation and a former member of the Tenafly Youth Services Advisory Committee. She also served on the 2012 Reunion Committee for Columbia Law School.
During the course of her career, Ms. Cook has authored and contributed to numerous articles and publications on real-estate related topics, including guaranties in construction loans, the ins and outs of standby letters of credit and silent lease issues for landlords and tenants.
